Results Theory for Selling your home!

Hope everyone is enjoying their Summers, and keeping cool as much as possible.

I recently had this topic come up in reference to all the calls I am getting from my frustrated buyer clients whom are having trouble selling their homes. Sellers ultimately sell the home. There are many factors that result in selling a home. Intention, Marketing, Love are three main items I would like to highlight on today.

Intention, It is important that the Seller is focused on the decision they have made and stay intent on the goal of selling. Do not get down about all the negative news that is being reported on, by the way this is not true- I am selling alot of homes - very busy, but stay motivated and postitive on what your intentions are, which is to sell a your beautiful home you have enjoyed living in. Sellers need to wake up everyday with a postitive attitude that this may be the day your buyer comes and be prepared.

Marketing, This is very important part of selling a home. First I would suggest getting a professional stager to come to your home and give you a consultation on how to stage your home, or what improvements you can do to market your home to the public. Next, take very good photos of your home to be viewed on the internet. Take the pictures on a nice day and update front photos about every 3 weeks. Do not have photos of your home with snow on the ground. Have a virtual tour taken. 98% of the public are viewing homes on the internet and pictures do say a thousand words, people take time to study photos of homes for specific things they be looking for. Also, have a marketing table set up in your home somewhere, foyer, dinning table, a place that realtors can leave their cards and pick up items such as your sellers disclosure, copy of plat of property or survey, information on recreation, schools, shopping, restraunts, post office, etc… Your favorite mexican restaurant that you meet at on Friday nights. Write a letter to buyers telling them how much you loved living here and why you are selling. Alot of my buyer clients ask me to find out why people are moving. Have photos of your home in other seasons throughout the year. Hold open houses as much as possible, just put signs up for buyers driving around.

Love, Buyers can tell if a home has been loved. If the yard is maintained the home has been cared for, believe me Sellers, it shows and buyers can pick up on a home that has been cared for with love. Sellers you need to put focus on the home and energy into selling it and approach it from a buyers side!

Hey Lori,

How are you?  We are doing great. I just got your email this morning. We just made the official move this weekend, so we just got an Internet connection.  Everything is fabulous!  The first 2 weekends since we closed, we worked on getting things painted, blinds up, etc, and then made the big move this weekend.  It was a lot of work, especially because it was so hot!  We are mostly out of boxes now, though. 

We did get our rebate check in the mail very quickly.  We were so glad to see it! 

Thank you so much for all you did to help us get our first home!  We couldn’t have done it without you, especially the closing!  I am so glad you were able to be there that day.  You do a wonderful job and we will be happy to recommend you to anyone!  We’d love for you to see the house now, if you want, if you are ever in the area!
